These Terms and Conditions (the “Terms”) form a binding agreement between you (the “Guest”) and Realaway LLC (“Realaway,” “we,” “us,” or “our”), acting as the authorized property management company. For reservations specific to the RV Park and applicable short-term rental properties, Realaway manages the property on behalf of the landowner, 931 Miracle Strip LLC (the "Property Owner"). By reserving or occupying an RV site or rental property through the Realaway website or staff, you acknowledge that you have read, understood, and agree to abide by these Terms.
Deposit requirements, payment schedules, and accepted payment methods vary depending on whether you are booking an RV Park site or a Short-Term Rental property. The specific payment terms applicable to your reservation are provided to you at the time of booking and are incorporated into these Terms by reference.
Because Realaway manages both an RV Park and Short-Term Rental properties, cancellation policies and refund eligibility differ by accommodation type. The specific cancellation policy that applies to your stay is displayed on the booking checkout page and within your reservation confirmation email. By completing your reservation, you agree to the specific cancellation and refund terms attached to your property type, which are incorporated herein by reference.
Late check‑out requires prior approval from management and may incur an additional fee.
The Guest named on the reservation must be at least 21 years of age (Note: adjust to 25 if preferred for STRs) and must be present for the duration of the stay. Realaway reserves the right to request valid, government-issued photo identification at check-in and may refuse entry without a refund if this requirement is not met.
Rates are based on a specific maximum occupancy for each RV site or rental property. Exceeding the stated maximum occupancy without prior management approval may result in additional per-person fees or immediate eviction without refund. Unregistered day visitors must comply with all property rules and must leave the premises by quiet hours.
Guests and their visitors must abide by our specific Park Rules and/or Property Guidelines at all times. These rules are provided at booking, available on our website, and/or posted on-site, and are incorporated herein by reference. Failure to comply may result in immediate eviction without refund. Camping and occupying rental properties involve inherent risks—including but not limited to uneven terrain, utility connections, wildlife, and weather events. You agree to assume all such risks. Furthermore, you agree to indemnify, defend, and hold harmless both Realaway LLC (the Property Manager) and 931 Miracle Strip LLC (the Property Owner), along with their respective members, officers, employees, and agents, from any claim, injury, loss, or damage to person or property arising out of your stay, except in cases of gross negligence. 931 Miracle Strip LLC is an intended third-party beneficiary of these Terms and has the right to enforce them.
By providing your payment information, you authorize Realaway LLC to keep your credit card on file and automatically charge it for any damages caused to the property or RV site during your stay, missing items, excessive cleaning requirements, unauthorized late check-outs, or any other outstanding balances.
You acknowledge that your stay is a transient accommodation and does not create a residential tenancy. This agreement does not establish a landlord-tenant relationship, and you are not granted any tenant rights under Florida’s residential landlord and tenant laws (Chapter 83, Florida Statutes). Realaway reserves the right to immediately remove or evict any guest, without refund, who violates these Terms, creates a disturbance, or engages in unlawful behavior. Realaway may utilize local law enforcement to remove guests in accordance with Florida law without the need for a formal court eviction process.
Realaway and the Property Owner are not responsible for, and will not issue refunds for, early departures, inclement weather, acts of God, environmental issues, or utility outages outside of our direct control. Refunds for weather-related events will only be considered if local authorities issue a mandatory evacuation order for our specific area. We strongly recommend that Guests purchase third-party travel insurance to protect their trip.
Pets are welcome at designated sites/properties for an additional charge and must remain leashed at all times when outside. You are responsible for immediate clean‑up and for any damages, disturbances, or injuries your pet causes to the property, staff, or other guests.
Smoking and vaping are strictly prohibited inside all short-term rental properties, bathhouses, and enclosed park buildings. A $500 penalty fee will be automatically charged to the card on file if evidence of indoor smoking or vaping is discovered.
For the safety and security of our guests, staff, and property, active exterior security cameras may be present on the premises. These cameras are restricted to monitoring exterior common areas, entrances, and driveways. There are no cameras placed inside private short-term rental properties, bathhouses, or positioned to look into private RV interiors.
If any provision of these Terms is found to be invalid, illegal, or unenforceable by a court of competent jurisdiction, such invalidity shall not affect the enforceability of the remaining provisions, which shall remain in full force and effect.
These Terms are governed by the laws of the State of Florida. The exclusive venue for any dispute arising out of or relating to this agreement shall be the state or federal courts located in Okaloosa County, Florida.
This Privacy Policy explains how Realaway LLC (“Realaway,” “we,” “us,” or “our”), acting as the authorized property management company for 931 Miracle Strip LLC (the "Property Owner"), collects, uses, shares, and safeguards your personal information when you use our website or book a stay with us.
Realaway LLC does not sell your personal information to third parties. We only share your data with trusted third-party service providers necessary to operate our business (such as our booking engine, payment processors, and HubSpot CRM) or with the Property Owner (931 Miracle Strip LLC) for operational, liability, and security purposes. We may also disclose data if required by law, to enforce our Terms & Conditions, or to protect the safety and rights of our guests and property.
By providing your mobile number and by selecting the consent checkbox on the bookings checkout page, you agree to receive transactional and marketing SMS messages from Realaway. Guests may receive SMS messages prior to, during, and after their stay; message frequency varies. Standard message and data rates may apply. We will not share or sell subscriber information with third parties for their direct marketing purposes. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties. Reply STOP to opt out or HELP for assistance at any time.
We use first‑party cookies for essential site functionality and third‑party cookies (such as Google Analytics) for aggregate, anonymous traffic metrics. You can disable cookies in your browser settings; however, some booking features may not function properly without them.
Your data is stored on secure servers managed by our trusted booking, CRM, and messaging providers. We maintain commercially reasonable security measures to protect your data and retain it only as long as necessary to fulfill the purposes outlined in this policy, resolve disputes, or as required by law.
We may modify this Policy periodically to reflect changes in legal or operational requirements. Changes will be posted on this page with an updated Effective Date. Continued use of our website or services after updates indicates your acceptance of the revised policy.
